and operational) inspection possible on existing homes in compliance
with the Texas Real Estate Commissions' "Standards of Practice".
More and more buyers of newly constructed
homes have chosen independent professional inspection service
companies like Eagle*Star, to follow the construction process
through its stages to the final walk-thru.
Changing building codes, new materials,
improved technology and new/updated installation and manufacturer
instructions may not always be communicated down to the subcontractors
who actually perform the construction work. Poor workmanship and
the lack of proper supervision are also factors that could affect
overall quality of construction. Eagle*Star's four-phase inspection
follows new construction through their critical stages to ensure
compliance with plans and code requirements.
One year warranty inspections:
If you have already closed on your newly constructed house and
did not have it inspected; it is highly recommended that before
your one-year builders warranty expires, you have the house inspected.
This detail inspection also helps reduce any unforeseen problems
and cost repairs for items found by an inspector when and if,

A presale inspection will reduce the probability
of last minute complications which can adversely affect the sale.
Properties with fewer unanswered questions will often sell faster.
Discovered defects which arise after the buyer makes an offer,
can often lead to delays and price re-negotiations.
Almost all homes have defects which buyers
will want the seller to correct prior to the close of escrow.
When you know those defects in advance, you can get reasonable
estimates or, if qualified, make the repairs yourself.

The home inspection and
report will provide an overview that goes beyond the untrained

the home. The report will be easy to read and understand. It reports
what areas are in 'need of repair' or ' not functioning', but
at the same time I also report those areas that are satisfactory
and that are operating as they are intended.

• HVAC: - heating and cooling systems
• ducts/vents
• whirlpool type bathtubs
• appliances/water heaters
• fireplaces/flue/chimney/damper operations
